What to check before signing a Bangkok rental contract
The clauses, deposits, and details that matter most.
A Bangkok lease is usually straightforward, but a few details are worth reading carefully before you sign.
The basics
- Lease length and the minimum term, plus any early-termination clause
- Deposit amount and the exact conditions for getting it back
- What is included: furniture, appliances, internet, cleaning, parking
Bills and responsibilities
Confirm who pays the common-area fee, how electricity and water are billed, and who handles repairs. Get the inventory and condition of the unit in writing, with photos, on the day you move in.
Before you sign
- Check the landlord owns the unit (title deed or a letter of authority)
- Agree how and when you will get the deposit back
- Keep a signed copy and a record of the handover condition
If anything is unclear, ask. A good landlord will be happy to put it in writing.
