The sticker price is not the whole cost. Budgeting for the extras keeps your purchase smooth.

At transfer

  • Transfer fee at the Land Office (a small percentage of the appraised value)
  • Specific business tax or stamp duty, depending on how long the seller has owned the unit
  • Withholding tax, calculated on the seller's side but part of the deal

Who pays which fee is negotiable, so it is worth agreeing this clearly in the contract.

Ongoing costs

  • Monthly common-area maintenance fee, charged per square metre
  • A one-time sinking fund contribution for major building works
  • Utilities, and parking if it is charged separately

Good to plan for
