What fees to expect when buying a condo in Bangkok
Transfer fees, taxes, and the costs people forget.
The sticker price is not the whole cost. Budgeting for the extras keeps your purchase smooth.
At transfer
- Transfer fee at the Land Office (a small percentage of the appraised value)
- Specific business tax or stamp duty, depending on how long the seller has owned the unit
- Withholding tax, calculated on the seller's side but part of the deal
Who pays which fee is negotiable, so it is worth agreeing this clearly in the contract.
Ongoing costs
- Monthly common-area maintenance fee, charged per square metre
- A one-time sinking fund contribution for major building works
- Utilities, and parking if it is charged separately
Good to plan for
Set aside a buffer beyond the price for fees and a little furnishing. We give you a realistic all-in number before you commit, so there are no surprises at the Land Office.
